A ductless mini split has no ductwork. Each indoor head has its own blower, filter, evaporator coil and drain line, and it connects to the outdoor unit through a copper line set and a communication wire. A fault in any of those pieces shows up at the head as weak air, water on the wall or an error code. Dirty filters and a matted coil cut airflow and can freeze the coil. A clogged drain line backs water up into the head. Flare fittings on the line set can leak refrigerant. On the outdoor unit, the inverter board, fan motor and temperature sensors are the parts that fail.
The technician checks the heads and the outdoor unit, reads any error code on the display, and measures refrigerant pressures and voltages where the fault calls for it. New mini split installs are quoted at the home.

Common mini split problems
Water dripping from the indoor unit down the wall
The condensate drain line is clogged, kinked or has lost its slope, the head is not level, or the condensate pump has failed on a head that cannot drain by gravity. The fix is clearing and flushing the line, re-leveling the head or replacing the pump.
The unit runs but the room never cools
Start with the filters and the indoor coil. If those are clean, the cause is often low refrigerant from a leak at a flare fitting, or an outdoor fan or compressor that is not running. The technician finds the leak before adding refrigerant.
Blinking lights or an error code on the display
Mini splits report faults as a code on the head or on the outdoor board. Codes differ by brand, so the technician reads it against that model's service data, then confirms with meters before replacing a sensor or board.
Indoor head blows air but the outdoor unit sits still
The outdoor unit is not getting the signal to start, or its board has shut it down. Check that the head is in cool or heat mode, not fan only, and that the set temperature is below the room temperature when cooling. If both are right, the usual causes are a loose or damaged communication wire between the units, a failed outdoor sensor, or a failed inverter board.
Musty smell every time the unit turns on
Dust and moisture build up on the blower wheel and coil inside the head. A deep cleaning of the coil, blower wheel and drain pan clears it. Rinsing the washable filters about once a month slows the buildup.
Ice on the indoor coil behind the front panel
Each head has its own washable mesh filters behind the front panel. When they clog, air stops moving across that head's coil and it can frost over. Switch the head off, let it thaw, then rinse the filters in the sink and let them dry before putting them back. If it frosts again with clean filters, book a visit.
Signs you need mini split service
- Water on the wall under the head: clogged condensate drain line or failed condensate pump
- Weak or warm air from one head: dirty filter, matted coil or low refrigerant
- Error code or blinking lights on the head: a fault the unit has already detected
- Outdoor unit silent while the head runs: set temperature already reached, wrong mode, communication wire, sensor or inverter board problem
- Musty smell at startup: mold and dust on the blower wheel and coil
- Frost on the copper lines in cooling mode: low airflow or low refrigerant
- Rattling or buzzing from the outdoor unit: loose panel, failing fan motor or debris in the fan
What the visit includes
- The technician checks the indoor heads, the outdoor unit, the line set and the drain for each zone that has a problem.
- You pay the $65 diagnostic only if you decide not to go ahead with the repair.
- The technician tells you the price before any work starts.
- Brand-specific boards, sensors and fan motors may have to be ordered for your model before the repair can be finished.

Common questions
How much does mini split repair cost?
A cleared drain line or a new condensate pump is at the low end. Sensors and fan motors cost more. An inverter board, a refrigerant leak repair or a compressor is at the high end. You get the price after the $65 diagnostic, before the repair starts.
Can one outdoor unit run several indoor heads?
Yes, if it is a multi-zone outdoor unit. A single-zone unit runs one head. A multi-zone unit has its own line set and communication wire to each head, and each head keeps its own set temperature. A fault on the outdoor unit can stop every head it serves.
Do you install mini splits?
Yes. The price is quoted at your home after the technician looks at the rooms you want to condition, where the outdoor unit can sit and where the line set can run.
Can you fix a mini split someone else installed?
When you book, give us the brand and model number so the technician knows which parts may be needed. The model number is on a label on the side of the indoor head or under its front cover, and on the outdoor unit.
How often should a mini split be cleaned?
Rinse the filters about once a month, or as often as the owner's manual says. Have the coil, blower wheel and drain pan inside each head cleaned by a technician once a year, or sooner if you notice a musty smell or weak air. Ask about the $15 per month maintenance plan when you book.
Does a mini split heat as well as cool?
If it is a heat pump model, yes. It runs the refrigerant in reverse to heat the room, while a cooling-only model has no heat mode. In heat mode the outdoor unit stops now and then to defrost its coil, and the head pauses its airflow during that time, which is normal.
