AC Maintenance in McKinney, TX

SmartWay tunes up central air conditioners in McKinney and 13 nearby cities for $85 per system. The work is done under Texas air conditioning license TACLA00108954C by a technician from our McKinney shop.

Tune-up $85, per system. Texas license TACLA00108954C. Open 7 days, 7am to 7pm.

A tune-up is a check of the system while it runs, looking for parts that are wearing out before they fail. A weak capacitor, a pitted contactor or a slow drain line can often be caught while the AC still cools, and you get the price before any repair starts.

A SmartWay technician from our McKinney shop comes to your home. The $85 per-system tune-up includes the checks and condenser cleaning listed below.

What a tune-up finds

A capacitor reading below its rating

A run capacitor that tests below the rating on its label can still start the system, but it is getting weaker. If the technician finds one, you get the price of a replacement before any work starts. A capacitor swap is one of the cheaper repairs.

Pitted contactor points

The contactor is the switch that powers the outdoor unit when the thermostat calls for cooling. If the points are pitted or burned, the technician tells you the price of a new contactor before any work starts.

Algae in the condensate drain line

Growth in the line slows the water leaving the indoor coil. A blocked line can back up into the drain pan, and on systems with a float switch, the switch can shut the AC off.

A matted outdoor condenser coil

Dirt, grass clippings and leaves pack into the coil fins and block the air the fan pulls through. A dirty coil can be cleaned, as in the before and after photo on this page.

A dirty or collapsed filter

A clogged filter cuts the air moving through the system. Note the size printed on its frame so you buy the right one next time.

A system that has already stopped

Warm air, ice on the lines and a unit that will not start are breakdowns, covered on the AC repair page at /hvac/ac-repair/.

When to book a tune-up

  • No service in over a year.
  • Outdoor coil fins look gray or matted with debris.
  • Musty smell when the AC starts: standing water in the drain pan or a dirty indoor coil.
  • A higher electric bill than last summer with no change in how the thermostat is set.
  • Filter has not been changed in months.
  • Moving into a house with no service records.
  • For a system that has stopped cooling, book a repair instead: the $65 diagnostic is waived when you go ahead with the repair.

Common questions

How much does an AC tune-up cost?

$85 per system. A house with two air conditioners is $170 for both in one visit. Any repair the technician finds is priced separately.

What does the AC tune-up include?

$85 per system: inspect coolant levels and pressure; check and adjust the thermostat; inspect wiring, contacts, capacitors and relays; inspect the evaporator coil; inspect and clean the condenser; inspect the condensate drain, outdoor disconnect, condenser fan motor and blades, and compressor at startup; provide recommendations for additional maintenance or repairs.

How often should my AC be serviced?

Once a year, before the AC starts running every day. A heat pump also heats the house, so a second check in the fall makes sense for one. The filter is separate and needs attention far more often.

Do you offer a maintenance plan?

Yes. Basic is $15 per month, with two maintenance visits per year and 5% off repairs. Commercial Basic and Comprehensive are each $25 per month. Compare the plans on our Annual Maintenance Plan page.

What happens if the tech finds something wrong during the tune-up?

You get told what failed and the price to fix it before any work starts.

Can I change the air filter myself?

Yes. A clean filter is the main upkeep between tune-ups. Check it monthly while the AC runs a lot and replace it when it looks gray or at the interval printed on the frame.
